Who you are dealing with

This site is operated by D-R-R-E Inc., a California corporation, under the name David Ray Real Estate. Real estate services are provided by David Raygorodsky, a REALTOR licensed in California, DRE 02224136, through Real Estate Source, Inc., Broker DRE 01869619, 1024 Iron Point Rd #100, Folsom, CA 95630.

We are licensed in California only. Articles and tools that discuss other markets are education, not an offer to represent you there. If we become licensed in another state, this page will say so. "We" includes employees, contractors, and licensed team members working under our brokerage.

By using the site, creating an account, or opening a private link we sent you, you agree to these terms and to our privacy policy. If you do not agree, please do not use the site.

What the site is, and what it is not

The site publishes David Ray's analysis and offers tools: deal analyzers, a comparable sales tool, setup lists, reports, and a workspace for clients. All of it is education and working material.

• It is not legal, tax, financial, lending, or investment advice. David Ray is a real estate licensee, not an attorney, CPA, or financial advisor. Check anything that matters with your own professionals before acting.
• Comparable sales, estimates, and price opinions are opinions of value built from public sales data. They are not appraisals, and they are not a promise of what a property will sell for.
• Numbers in the analyzers are only as good as the assumptions you enter. Past results, including anything described in an article, do not predict future ones.

Using the site does not make us your agent

Reading an article, having an account, running a tool, or emailing David Ray does not create an agency, fiduciary, or client relationship. Representation begins when you and David Ray sign a written agreement, as California requires for both buyers and sellers. Until then, please do not send more confidential detail than we need to answer your question. Once an agreement is signed, the duties in it and under California real estate law apply in full.

Accounts

There are several kinds of access, and each sees different things.

• Visitors read the public pages and can use the deal analyzer with work saved in their own browser.
• Members create a free account to read full articles, use the guides library, and sync saved deals.
• Clients are people David Ray is working with. He creates the account and sends a private link. Clients see the workspace, shared comps, reports, and presentations made for them.
• Deal participants are people recorded on a transaction (parties, observers, lender, escrow, title, attorney). Each sees only what their role allows.
• Team members work under our brokerage and use the agent tools.

You must be 18 or older to hold an account. Keep your password to yourself. A private link is yours alone; do not forward it, because anyone holding it can open what it unlocks. You are responsible for what happens under your account. We can suspend or close an account that breaks these terms, and you can close yours by asking.

How we are paid, referrals, and affiliate links

• David Ray is paid by commission on transactions that close, on the terms set in a written agreement, usually through escrow at closing. Nothing on this site is a fee quote.
• David Ray may refer you to another licensed agent, in California or in another state, when that agent is better placed to help. When that happens, David Ray or his brokerage may receive a referral fee from that agent's broker. We disclose this in writing at the time, the fee comes out of that agent's commission, and you are never required to work with an agent we refer.
• Some pages link to products on Amazon. As an Amazon Associate we earn from qualifying purchases. The price you pay does not change.
• Listing links on comps pages open on Zenlist and carry David Ray's agent attribution, so an inquiry you make there reaches him.

Your content and data

You own what you enter: the deals you save, the notes you write, the addresses you look up. You give us permission to store and process it only to run the site and do the work you asked for. We do not sell it and we do not use it to train AI models. You can download what the tools produce at any time, and you can ask for a copy or deletion of everything, as the privacy policy explains.

If you enter details about someone else, such as a co-buyer, a lender, or the person who signs for your entity, you confirm you are allowed to share them with us.

Using the tools responsibly

The tools are for your own real estate decisions and for the transactions we work on together. Please do not:

• Scrape, crawl, or bulk-extract the site, its articles, or its data.
• Republish, resell, or pass off comps, reports, or presentations as your own work.
• Share private links, client links, or report links beyond the people they were made for.
• Try to get around access controls, or sign in as someone you are not.
• Use anything here to break the law, including fair housing law.

Fair housing

We provide services to everyone without regard to race, color, religion, sex, gender identity, sexual orientation, national origin, familial status, disability, source of income, or any other class protected by the federal Fair Housing Act or California law. We will not use these tools or this content to steer or discriminate, and we ask you not to.

Our content, AI, and images

The articles, reports, designs, and code on this site belong to D-R-R-E Inc. or its licensors. You may download and print for your personal use. Republishing, copying at scale, or commercial use needs our written permission. David Ray writes with the help of AI tools and reviews what is published, and some images are conceptual renders created with AI and labeled as such. Errors are possible. If you spot one, tell us and we will fix it.

Third-party sites and data

Links to Amazon, Zenlist, Redfin, government data sources, and other sites take you to places we do not control, with their own terms. Sales records and listing data belong to their sources, and we do not guarantee their accuracy. Market data changes daily; check the date on anything before you rely on it.

Disclaimers and limits

The site and its tools are provided as they are, without warranties of any kind, as far as the law allows. To the extent the law allows, D-R-R-E Inc. and the people who work with it are not liable for indirect, incidental, or consequential losses from using the site, and our total liability for any claim about the site is limited to one hundred dollars. Nothing here limits liability for fraud or gross negligence, waives rights you cannot waive under California law, or changes the duties owed to you under a signed real estate agreement.

Disputes, changes, and governing law

If something goes wrong, write to us first and we will try to sort it out. These terms are governed by the laws of the State of California, and any claim that cannot be resolved between us is brought in the state or federal courts in San Francisco County, California. We may update these terms; the date at the top changes when we do, and account holders are told of changes that matter. Continuing to use the site after that means you accept the new version.
